  • APPLICANT QUALIFICATIONS

    To be approved to move into one of our properties, you must meet our qualifications.

    Cost: Our application fee is $50.00. We accept bank cashier’s check, money order, debit/credit card. There will be a $200 Unit Hold Fee per month, if you would like to hold the unit for more than 30 days.

    Age & Co-signers: You must be 18 years or older to apply, no exceptions. If you are close to meeting our criteria regarding income or credit but do not quite qualify, you are allowed a co-signer. You are only allowed a co-signer if you are under the age of 21. All co-signer’s must be a relative. The co-signer must apply and meet all qualifications listed on this page.

    Documentation: When applying, all adults must attach or submit a copy of their ID and social security card with their application. A social is required, but we will accept other forms of identification such as a passport.
    Credit: A credit check is completed on each applicant. Applicant must have a 600+ credit score. We will accept an applicant if they do not have any credit at all, but they must meet all other standards. Medical and student loan debt is not considered.

    Income: You must make 3x the rental amount in income monthly. We require 3 months’ worth of paystubs to verify this. If you just started a new job, an acceptance letter with your salary will suffice. We do not accept bank statements as your only proof of income. SSI or other supplemental income is accepted as income but 3x the rental income is still required.

    Criminal: We do conduct a criminal background check on each applicant. If you have any of the following charges, you will be denied immediately; A felony, sexual offense of any kind, theft, or possession of a drug/paraphernalia. If you have an eviction on your background, it must be 10+ years old to qualify. Any other charges listed - we will use our discretion.

    Landlord Verification: We will contact your previous landlord to determine what kind of resident you are. If we are unable to get a hold of the first landlord listed, we will reach out to another listed on your application (2 are required to be listed unless N/A). If the second attempt is unsuccessful, you will be denied. We will contact you if we are experiencing a communication delay. If you are a first-time renter and meet all other requirements listed on this page, a LL verification will not be required.

    Falsifying Information: After processing your application, if we find that you were not truthful when applying, you will automatically be denied.

    Please be sure to have the following when you apply. Your application will not be accepted without them.
    Application Fee, ID, SS card, 3 months’ worth of Paystubs,  3 months’ worth of Bank Statements
